A developer wants to build new expensive homes near the Myrtle Beach oceanfront, but details still need finalizing. The City of Myrtle Beach Planning Commission examined a mixed-use high-density plan in its Nov. 19, 2024, meeting.
Horry County Land Records shows the land is less than an acre large and previously sold for more than a million dollars in August 2024. LP Property LLC now owns the property, and the South Carolina Secretary of State’s website shows Myrtle Beach’s Joshua Laniado is the company’s registered agent.
In an interview with The Sun News, Laniado said four three-floor homes will be built on the property and will not be mixed-use. He added the homes would sell for $700,000 when finished but didn’t give a timeline for completion of construction.
Laniado said the plan needs approval on two readings from the Myrtle Beach city council before receiving final approval. The project joins other projects to add more upscale homes to the oceanfront area of Myrtle Beach.
In January 2024, construction began on the seven-unit townhome development along North Kings Highway near the Whiskey Roots restaurant at 205 North Kings Highway. The Sun News reported in January 2024 that the townhomes could be short-term rentals and cost about $600,000.
The project isn’t Laniado’s only one along the Grand Stand. In 2023, Laniado was involved in building a new hotel called Ocean Escape Resort in North Myrtle Beach and is overseeing the redevelopment of the former location of Shark Attack Adventure Golf, which closed in 2017.

MYRTLE BEACH, S.C. (WMBF) - Several whales have recently been spotted off the coast of the Grand Strand.
While whales pass through on their way to warmer waters annually, an expert told WMBF News that their extended stay in the area this year is a bit unusual.
“It is a little unusual that they’ve stuck around for a week or two because usually they’re passing through. That might mean that they’re having some success finding some schools of fish to feed on” said Rob Young, Associate Provost for Research at Coastal Carolina University.
Young said that there are two types of whales that migrate south by way of the Grand Strand coast: humpbacks and the North Atlantic right whale, which is endangered.
He said he’s seen reports of sightings down near Surfside Beach and Garden City, while WMBF News spoke with a North Myrtle Beach man who claims he saw a trio of whales over the weekend.
“It was awe-inspiring,” said Doug Rogers. “I swung my camera up and just started shooting. It’s just one of those things where you’re at the right place at the right time.”
Rogers posted the images he captured of whales breaching on social media and less than 72 hours later they had received over 29,500 likes.
“It’s neat to be viral,” said Rogers. “But I just wanted to get the photos out there to let everybody see it because nature is not mine, it’s ours.”
Young said it’s rare for whales to come near shore in groups and that most sightings are humpbacks.
“Most of the sightings have been one, kind of small, likely a juvenile male - independent from mom, but not yet an adult. They tend to wander a little farther and wider, and explore,” he said.
Young said the whales will likely leave our area in the coming days.

As of November 2024, the average home value in North Myrtle Beach is $390,750, which is also below the national median home price of $420,400. Given that the median income in North Myrtle Beach is $69,792, that’s an income-to-home value of 17.9%. This is on par with the national income-to-home value of 17.7%, based on the national median income of $74,580.
If you plan on renting, you can also find affordable apartments in North Myrtle Beach, with rents starting at about $1,000 per month, which is lower than the national median rent of $1,394.

MYRTLE BEACH, SC (WMBF) - The North Myrtle Beach City Council is considering new measures to crack down on short-term rentals.
City staff presented a proposed ordinance to the council on Wednesday that would require owners of short-term rentals to apply for a permit annually.
It would also require owners to have a local responsible party assigned to their property, who could respond in a timely manner if guests were causing problems.
“It’s a privilege to do business, to use your house as a rental property,” Acting City Manager Ryan Fabbri said during the presentation. “But you’ve got to do it the right way, otherwise that luxury is taken away from you. We have no mechanism to do that now.
Fabbri said 1,700 of the 5,400 short-term rentals in North Myrtle Beach don’t have local responsible parties.
The city also wants to create a division of code enforcement dedicated solely to short-term rentals. The team would respond to disturbances and enforce permits, Fabbri said.
Rental management and enforcement staff would cost the city $700,000, according to Fabbri’s presentation.
Some guests staying in short-term rental units have given North Myrtle Beach residents issues in recent years.
Frank Farrington, who lives in the Windy Hill neighborhood of North Myrtle Beach, said he and his wife have witnessed short-term renters shooting fireworks, climbing on rooftops, and fighting.
“Short-term renters don’t seem to have the respect and care for the property that long-term renters would have,” Farrington said.
The city passed several ordinances related to short-term rentals in 2021, including restrictions on noise, limitations on parking, and increasing trash pickups for short-term rentals.
Having a local responsible party for every short-term rental unit is something the Chief Operating Officer of Elliott Beach Rentals Brandon Cox said would help improve the credibility of the rental industry.
“I think the real problem is unmanaged, unlicensed, out-of-town homeowners who are operating short-term rentals without that kind of oversight. I think professionalism is the answer here,” he said.
But Cox said members of the council shouldn’t lose sight of the positive impacts short-term rentals have on the city.
“A lot of the reason folks move to our area is because we have such a vibrant community with things to do, places to eat, and all of that is really made possible by visitors who chose to come to North Myrtle Beach.”
Fabbri laid out a timeline which has the city passing a short-term rental ordinance in April 2025 and launching a permitting site by August.
However, several members of the council noted that additional workshops will be needed to hash out the language of the ordinance and that the timeline is fluid.

Fitness lovers in the Myrtle Beach area will soon have a new location to train and workout.
Maine-based Miller Fitness will open its first Grand Strand location in North Myrtle Beach at 3302 Highway 17 South in the North Village Center, formerly a Gold’s Gym. According to the gym’s Facebook page, Nov. 16, 2024, is the grand opening.
The gym will have cardio equipment, free weights, a designated deadlifting area, and other amenities. It will also be open 24/7 for gym members who sign up. The gym website states that members can pay a monthly fee of $45 in three-month, six-month or one-year installments.
Curtis Miller owns Miller Fitness. He said his family has vacationed in the area for years and, in May, decided to start exploring opening a gym along the Grand Strand.
“(I) got a little bored and started reaching some realtors and kind of told them what I was looking for,” Miller said in a phone interview Nov. 14, 2024.
Miller said the gym is a barbell and weight-lifting-focused space that eschews industry trends like tanning and sauna spaces.
Miller said the gym will be for everybody and focused on cleanliness. Interested members can sign up at the grand opening, and Miller added that all gym employees will be certified personal trainers who can help people with their workouts.
He also said that members will be allowed to bring tripods for filming and taking photos of themselves in the gym, but the facility will keep camera use from getting out of control.
“And if there are any complaints, we just take care of it. We’re pretty much no-nonsense,” Miller said. “If we get a complaint about you, you’re going to get talked to. You’re going to get one chance.
It is one of several gyms opening in the Myrtle Beach area. Planet Fitness opened a Little River location in September 2024 with a spa and red light treatments. The national chain Crunch will also open a new location at the Coastal Grand Mall in November 2024.
